Real estate & personal property tax bills are mailed out quarterly.
The 1st quarter bill is mailed July 1st and due August 1st.
The 2nd quarter bill is mailed October 1st and due November 1st.
The 3rd quarter bill is mailed January 1st and due February 1st.
The 4th quarter bill is mailed April 1st and due May 1st.
The 1st and 2nd quarter bills are always preliminary bills based on the last years actual bill.
The 3rd and 4th quarter bills are actual bills based on the recap and the budget being passed on time and a tax rate being set. You will also find year old delinquent water and sewer bills added to the 3rd quarter actual real estate bill as mandated by Massachusetts General Law.
Abatements and exemptions are applied to the February and May bills.
